Booking Terms and Conditions
By making a booking enquiry, all guests agree to the following Terms and Conditions:
Payment terms and schedule
A 25% deposit is due at the time of booking in order to secure the reservation.
The remaining balance is due 28 days before arrival. If the balance is not received by the due date, Studio Cottage, at their discretion, reserves the right to make the property available for re-booking. This does not release the guest from their obligation.
Cancellation
The 25% deposit is fully refundable when a booking is cancelled 28 days before arrival or earlier.
We regret that we are unable to refund any monies paid if a booking is cancelled within 28 days of arrival unless we are able to rebook the dates. In this case, refunds will be entirely at the discretion of the property owners.

Occupation
The property [Studio Cottage] will be available for occupation from 4pm on the day of arrival and must be vacated by 10am on the day of departure.
The lead guest and members of the guest’s party as shown on the booking confirmation (but no one else) are permitted to occupy the property for holiday purposes only.
No more than 4 persons may occupy the property unless by prior written agreement. The property owners and agents reserve the right to refuse admittance if this condition is not observed.
The owners reserve the right to revoke or refuse prior to, or during the stay, any booking from parties which they consider to be unsuitable for the property.
General Terms
Smoking is strictly prohibited in both the property and external courtyard.
All bedding, towels and kitchen linens are provided.
A travel cot and high chair are available on request (please bring your own cot bedding).
Due respect and consideration to neighbours must be observed at all times.
The property description and all details written (and verbal) on our website are given in good faith and are believed to be correct, but their accuracy cannot be guaranteed. We reserve the right to amend our property details and prices quoted on the internet due to error or omission. In this unlikely event the potential guest will be notified immediately and may cancel their provisional booking accordingly.
The property agents and owners cannot be held responsible for any 3rd party breakdowns, malfunctions or cuts of utility services such as electricity, gas, water supplies, sewage disposal although every attempt will be made to remedy a problem where possible should it occur. In the case of television and telecommunications (mobile reception, wifi/broadband, telephone etc.) neither the property agents nor owners can be held responsible for the services to the properties: while we expect these services to be operating as normal for all guests’ enjoyment these can be subject to interruptions especially in rural areas. Every line of enquiry will be made with the provider in an effort to resume service but no refund or relocation will be considered for interruptions to telecommunications or television.
The property owner and agent cannot accept responsibility for any injury, loss or accidents, personal or otherwise, whilst staying at the property.
Risk Assessments and Cleaning Protocols are available on request.
Pets
The guest may only bring a single well-behaved pet as confirmed at the time of booking, or confirmed through subsequent arrangement with the property owners or agent.
An additional charge of £30 will be made.
Pets must be house trained, clean, up to date with flea prevention treatment, well behaved, kept on a lead at all times and never be left unattended in the property.
Pets are not permitted in the bedrooms or on any furniture in the property. Guests must bring their own pet beds or similar.
Pets must be clean and dry at all times whilst inside the property.
Neither the property agents nor the owners can accept responsibility for the safety of pets.
Force Majeure
The property owners and agents cannot accept liability or responsibility for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, livestock, epidemics, acts of any government, or public authority, changes imposed by re-scheduling of airlines, ferries or any event outside our control.
Damage
During the period of occupation the guest is responsible for the care of the property and its contents. The guest must keep the property clean and in good order and will be responsible for any damages or breakages.
It is expected that guests treat the property with the respect that they treat their own and leave the property and its fixtures and fittings in a clean and tidy condition, including correct disposal of rubbish/waste for recycling, if applicable, and disposal of dog mess from gardens/grounds.
Guests will be liable for the cost to rectify any breakages or damages done to the property (including if it is not left in a clean and tidy condition), including correct rubbish/waste disposal, dog mess removal or any untoward expenses.
Following guests’ safe departure, the property agents and owners are permitted up to 1 week to assess the property in order to ascertain whether any damage has been caused. If damage has found to be caused (over and above what we consider to be classed as ‘general wear and tear’) then the property agent and/or owner will contact the lead guest with photographic evidence and an appropriate invoice.
Coronavirus (COVID-19)
Payments will be refunded in full if a booking has to be cancelled because Studio Cottage is put under Government Restrictions and has to close, or we have to cancel your booking due to any unforeseen circumstances.
In the event that a guest's given residential post code is put into a local or regional “lockdown” meaning that a guest cannot travel, and the period of restriction covers the booking, payments will also be refunded in full.
Guest cancellations for any other reason remain at guests’ own risk, including Covid-19 related cancellations (illness, self isolation, shielding or quarantine) and do not give rise to a right to cancel or to receive a refund beyond our standard cancellation policy.
We therefore strongly advise that you take out your own UK holiday insurance, including enhanced cover for Covid19 which is available from a number of insurance companies, to cover the cost of your stay in the event of cancellation. If you are forced to cancel your holiday, the property agents and owners will endeavour to support you with any documentation required to make a claim with your insurance provider if applicable. If you choose not to take out UK travel insurance, then you accept responsibility for any loss that you may incur due to you cancelling your booking.
All guests must adhere to the current UK government Covid-19 rules and recommendations whilst staying at the property.
By accessing the property, guests confirm they:
are not displaying and have not displayed within the previous 10 days, symptoms of coronavirus, are not self isolating or in quarantine
are agreeing to notify us immediately if you are contacted by NHS Test and Trace and asked to self isolate
agree that if any guest develop symptoms and/or test positive for Covid-19 during your stay, guests will leave immediately to self isolate at their primary residence.
if leaving is not reasonably possible, guests accept full and complete responsibility for any additional fees charged to extend the stay, or as a result of bookings affected by self isolation at the property.
GDPR
By contacting us via our own website (or third parties who list Studio Cottage as bookable holiday accommodation), you are giving us your consent to be contacted by us in connection with your enquiry or booking.
We agree to securely hold and use your given contact information ONLY in relation to your enquiry or booking.
